Comstock and Sierra Springs Tap Newmark for Nevada Land-Power-Compute Platform

Comstock Inc. and Sierra Springs Opportunity Fund announced that SSOF has engaged Newmark for properties it holds in Silver Springs, Nevada. Newmark, a global commercial real estate and advisory firm and a leading advisor on data centers and powered land transactions, will advise SSOF on development strategy for the powered lands and will design and administer a competitive request-for-proposal process to identify and evaluate prospective development and operating partners. Comstock holds a 47.63% fully diluted ownership interest in SSOF, a qualified opportunity zone fund that owns Sierra Springs Enterprises, Inc., through which it owns or controls approximately 2,200 acres of land in Silver Springs, along with a leased manufacturing facility, the Silver Springs Regional Airport, significant water and sewer rights, and other infrastructure assets. Steve Golubchik, Executive Vice Chairman and President of Western Region Capital Markets, leads Newmark's relationship with SSOF and Comstock. Comstock Chief Executive Officer Corrado De Gasperis, who also serves as President of SSOF, said the companies have consolidated the potential for one of the most significant powered land positions for energy infrastructure, datacenters and advanced manufacturing in Northern Nevada. While completion of any development partnership or transaction is not guaranteed, the planned process is scheduled, with future updates anticipated through the fourth quarter of 2026.

Comstock expects $20 million cash in August from mining asset sale, targets 25% capacity start for recycling facility

Comstock Inc. expects to receive $20 million in cash in August upon closing the sale of 100% of its legacy mining assets to Mackay Precious Metals, while also targeting an immediate start of its first industry-scale solar panel recycling facility at 25% capacity that same month. CFO Judd Merrill stated the company ended the second quarter with approximately $31.4 million of cash and no debt, and total working capital of $39.9 million. CEO Corrado De Gasperis acknowledged the facility's commissioning is a few months later than previously thought but said testing of the oven will be completed by the end of July, with panel feeding beginning in August and plans to run at least 25% capacity through December. Management tied cash flow positivity to utilization, with Merrill noting that once the facility reaches 20 to 20-plus percent capacity it will generate cash from operations, and at 40 to 50 percent it will cover all corporate costs. The mining asset sale is expected to remove all reclamation liabilities and bonding requirements while retaining upside through net smelter return royalties and equity in Mackay.
