FPT says new city plan in mid-2027 will lift land prices, expects 2026 property transfers to grow 2-3%

Uraset Navanukroh, Deputy Chief Executive Officer for Investment at One Bangkok and Fraser Property (Thailand) Public Company Limited, or FPT, said cooperation among the government, private sector and financial institutions is a key driver of urban development, noting that every 1 baht invested in real estate circulates to create at least 3 times its value in the economy. FPT measures project success by financial returns, the local economy and the quality of life of people in the community. FPT currently has seven real estate projects in Bangkok's business and central districts: Samyan Mitrtown, Silom Edge, Park Venture, Sathorn Square, The Park, FYI Center and One Bangkok. Sittipol Kusumaranya, Deputy Director of the Bangkok Metropolitan Administration's City Planning and Development Office, said the fourth revision of the Bangkok comprehensive plan is in its 90-day public notice period, and the new draft plan is expected to take effect around mid-2027, pushing up appraised land prices, with land within 500 metres of a train station eligible for an additional 20% of building space. Dr. Mana Nimitvanich, Director of the Real Estate Information Center, said the property market in the second half of 2026 may slow from the second quarter of 2026, but the overall picture for the year is still recovering, with total ownership transfers expected to grow by about 2-3% in both units and value. The Bangkok and greater Bangkok market is driven by domestic Thai purchasing power, while Phuket and Pattaya are expanding on foreign demand. An analysis by Kasikorn Securities Public Company Limited takes a more positive view of the residential business following FPT's latest operating results. It expects the sale of 1 billion baht of industrial property to a REIT in the fourth quarter of 2026, against a full-year target of 1.5 billion baht, and expects 1.5 billion baht of such asset sales in 2027-2028. It recommends buying with a target price of 9.70 baht.

In addition, there are 2 warehouse buildings totaling 8 units with approximately 31,380 square meters of net leasable area, together with land rights totaling approximately 33 rai 48.1 square wah, located at Frasers Property Logistics Center Wang Noi 2. The total value of consideration from the asset sale is 872.60 million baht, while the appraisal prices from 2 independent appraisers, using the income approach, range from approximately 872.9 to 878.4 million baht.

FTREIT Unitholders Approve 2.78 Billion Baht Investment to Acquire New Assets

FPT and FTREIT close 4.3 billion baht bond sales with demand up to 3.5 times

Proceeds will be used to repay existing debt to reduce financial costs and improve capital management efficiency. FTREIT reports occupancy rate surges to 92.5% on foreign demand shifting production base to Thailand

For the first nine months, total revenue reached 3.37 billion baht, up 6.7%, and net investment profit was 2.29 billion baht, up 8.9%, with a third-quarter dividend declared at 0.1955 baht per unit, bringing the cumulative three-quarter payout to 0.5850 baht per unit.
